Ten Facts about the $8,000 First-Time Homebuyer Tax Credit

Ten Facts about the First-Time Homebuyer Credit

Many taxpayers who purchase a home in Maryland this year will qualify for an $8,000 federal tax credit. The refundable first-time homebuyer credit is a major tax provision in the American Recovery and Reinvestment Act of 2009. But time is running out to qualify for this credit.

Here are ten things the IRS wants you to know about the first-time homebuyer credit:

1. To be considered a first-time homebuyer, you – and your spouse if you are married – must not have jointly or separately owned another principal residence during the three years prior to the date of purchase.

2. You cannot claim the credit before there is a completed sale and purchase of the residence. The sale and purchase are generally completed at the time of closing on the purchase.

3. To qualify for the credit, the completed purchase must occur before December 1, 2009.

4. The home must be located in the United States.

5. The credit is either 10 percent of the purchase price of the home or $8,000, whichever is less.

6. The amount of the credit begins to phase out for taxpayers whose modified adjusted gross income is more than $75,000 or $150,000 for joint filers.

7. The credit is fully refundable. A homebuyer with no taxable income, who qualifies for the credit, may file for the sole purpose of claiming the credit and receive a refund. The credit will be paid out to eligible taxpayers, even if they owe no tax or the credit is more than the tax owed.

8. The credit is claimed on IRS Form 5405, First-Time Homebuyers Credit.

9. Taxpayers can claim the credit for a qualified 2009 purchase on either their 2008 or 2009 tax return. For those who have filed a 2008 return, a Form 1040X, Amended U.S. Individual Income Tax Return can be filed in order to get a refund in 2009.

10. The credit for qualified 2009 purchases does not have to be repaid, as long as the home remains your main home for 36 months after the purchase date.

Qualified taxpayers who have been considering a main home purchase may find extra incentive from this tax credit to buy now so they can complete the purchase before the December 1 deadline.

2009-2010 School Bus Route Schedule Harford County Maryland


2009-10 SCHOOL BUS SCHEDULES AND ROUTES
Since routes are based on estimated fall enrollments, school officials remind parents and students to expect minor adjustments in bus loads and schedules during the first week of school in order to alleviate any overcrowded buses.
Students attending Harford Technical High School, Daytime Alternative Education, Science/Math Academy at Aberdeen High School, and International Baccalaureate at Edgewood High School will be contacted by postcard with their bus information. Science/Math Academy at Aberdeen High School students living in the Aberdeen High attendance area will ride the Aberdeen High School bus that provides service to their neighborhood (Please see Aberdeen High School bus routes). International Baccalaureate at Edgewood High School students living in the Edgewood High attendance area will ride the Edgewood High School bus that provides service to their neighborhood (Please see Edgewood High School bus routes). John Archer School and any elementary pre-school programs will be contacted by their bus driver, as will all other students riding a special needs bus, both in county and out-of-county.
Bus routes are planned so that a maximum number of children are picked up and discharged at the nearest stop to their home. Generally, bus stops are located at least one-fourth mile apart. The bus drivers will inform the children of the designated stops during the first few days of school.
The a.m. time for each bus is the estimated time of the first stop the bus will make on its morning run. This time may vary several minutes during the first few days of school until each driver is able to establish a definitive schedule. Students should plan to be at the bus stop at least five (5) minutes before the scheduled pick up time. Students attending Magnet Programs (Harford Technical High School, Daytime Alternative Education, Science/Math Academy at Aberdeen High School, International Baccalaureate at Edgewood High School) should plan to be at the bus stop at least ten (10) minutes before the scheduled pick up time. Children who plan to use bus transportation are encouraged to ride the bus beginning the first day of school to facilitate the establishment of the time schedule and the bus load.
The p.m. return time to home for each bus may be longer at the beginning of the school year to accommodate students adjusting to new school settings. Once the schedule has been established, there will be a normal drop off time for each student.
The pupil transportation rules will be distributed to each pupil on the first day of school and discussed in class. Parents are urged to review the rules with their children which can be found at the Harford County Public School Website as well as the School Calendar/Handbook.

HARFORD COUNTY SHERIFF's OFFICE TO AUCTION UNCLAIMED PROPERTY in FOREST HILL, 21050

THIS AUCTION HAS BEEN CANCELED FOR AN UNKNOWN REASON

Harford County Sheriff's Office is planning to sell a large collection of unclaimed property in Forest Hill Maryland, 21050.


Some of the items will include Diamond Rings of various sizes, a selection of flatware, silver coins of various years and many collectibles. Other items include scooters, tools, electronics, laptop computers and much more.


The Public Auction is scheduled for July 26th. at 10 A.M. at the Forest Hill Industrial Park in Forest Hill, Maryland. The property will be sold by Jay Edwards.

1. Know why you're selling, What is motivating you.
The reasons for selling a home in Maryland can affect everything from setting a sales price to deciding how much time you are willing to invest in getting your home sold. You need to decide what is more important to you....how much will you be walking away from the sale of your home OR the time spent on the market? Different goals will certainly bring different strategies in marketing. Some may choose to use a REALTOR or Real Estate Agent OR utilize the Auction Method to liquidate your home.
2. Do your homework before setting a price.
Finding out what your offer price is should not be done lightly. I spent an hour on the phone with a potential client discussing a possible listing price. They really wanted to use the Auction Method however after evaluating their position, the Traditional Method was best. I knew that pricing too high was as dangerous as pricing too low. You should remember that the average buyer is looking at 15 to 20 homes at the same time they are considering yours. This means that they are comparing. If your home does not compare favorably with others in the price range you've set, it will not be taken seriously by potential buyers for Maryland Homes or agents. This will result in your home sitting on the market for a long time and, new buyers on the market will think there must be something wrong with your home. As a listing agent, I am excited to being committed to make sure your Home in the Maryland Area is priced correctly to SELL!
3. Do your homework...or better yet....Your Agent should do this for you.
Find out what homes in your neighborhoods have sold for in the past 6-12 months. We do this for all our properties in Maryland, Harford County, Cecil County, Baltimore County and the City. We research what current homes are listed for. That's certainly how prospective buyers will assess the worth of your home.
4. Find a good real estate agent to represent your needs.
Nearly three-quarters of homeowners claim that they wouldn't use the same REALTOR who sold their last home. Dissatisfaction boils down to poor communication which results in not enough feedback, lower pricing and strained relations. 5. Maximize your home's sales potential.
The appearance or your home is critical, and it would be foolish to ignore this when selling your home in Maryland
You may not be able to change your home's location or floor plan, but you can do a lot to improve its appearance. The look and feel of your home generates a greater emotional response than any other factor. Clean like you've never cleaned before. Pick up, straighten, unclutter, scrub, scour and dust. Fix everything, no matter how insignificant it may appear. Present your home to get a "wow" response from prospective buyers. We also understand that this may not always be possible to do. This is when we advise on pricing your home based on the Repairs or Updates the property needs.
Allow the buyers to imagine themselves living in your home. The decision to buy a home is based on emotion, not logic. Prospective buyers want to try on your home just like they would a new suit of clothes. If you follow them around pointing out improvements or if your decor is so different that it's difficult for a buyer to strip it away in his or her mind, you make it difficult for them to feel comfortable enough to imagine themselves an owner.
6. Make it easy for prospects to get information on your home, utilize the internet for exposure.
You may be surprised to know that some marketing tools that most agents use to sell homes (e.g. traditional open houses) are actually not very effective. In fact only 1% of homes are sold at an open house.
Potential Buyers calling for information on your home probably value their time as much as you do. The last thing they want to be subjected to is either a game of telephone tag with an agent, or an unwanted sales pitch. Make sure the ads your agent places for property also includes a Visual Tour...not just a standard slide show. Robert B. Remember, the more buyers you have competing for your home the better, because it sets up an auction-like atmosphere that puts you in the driver's seat.
7. Know your buyer.
In the negotiation process, your objective is to control the pace and set the duration. What is your buyer's motivation? Does s/he need to move quickly? Does s/he have enough money to pay you your asking price? Knowing this information gives you the upper hand in the negotiation because you know how far you can push to get what you want. 8. Make sure the contract is complete.
For your part as a seller, make sure you disclose everything. Smart sellers proactively go above and beyond the laws to disclose all known defects to their buyers in writing. If the buyer knows about a problem, s/he can't come back with a lawsuit later on.
Make sure all terms, costs and responsibilities are spelled out in the contract of sale, and resist the temptation to diverge from the contract. For example, if the buyer requests a move-in prior to closing, just say no. Now is not the time to take any chances of the deal falling through. 9. Don't move out before you sell your home in Maryland
Studies have shown that it is more difficult to sell a home that is vacant because it looks forgotten, simply not appealing. It could even cost you thousands. If you move, you're also telling buyers that you have a new home and are probably highly motivated to sell fast. This, of course, will give them the advantage at the negotiating table. One of the interesting things I have found as a Real Estate Agent, REALTOR and Auctioneer in Harford County is finding out is was formed in 1773 by the splitting of Baltimore County. There are many homes and places of interest as you travel through this quiet county. One home you will find of interest is Tudor Hall which is the birthplace of John Wilkes Booth who was assassinated by Abraham Lincoln in the year of 1865. This home was the site of a notorious Real Estate Auction that brought national attention to Harford County. It also hosted the signers of the Bush Declaration. This was the precursor document to the American Revolution. As you search for Homes in Harford County, notice the vast rural countryside that is just minutes from suburban amenities and I-95.
Did you know that Harford County was named after Henry Harford. He was the illegitimate son of Frederick Calvert, 6th Baron Baltimore. Henry Harford was the last Proprietary Governor of Maryland, but did not inherit his father's title because of his illegitimacy.

Robert B.
